Built around one idea: when a homeowner asks for something, someone is clearly responsible, the clock is visible, and the record is complete.
One queue, one owner
Every request gets a named accountable person and response and resolution deadlines. A missed response deadline escalates to the group lead; a missed resolution deadline escalates to the company admins.
Board decisions with a record
Requests that need the board go to a vote. Members approve or deny with a message the homeowner can read, delegate their vote when they are away, and every step is logged.
Answers from your own documents
Upload your covenants, bylaws and rules. Ask a question and get an answer that points to the clause it came from, or an honest "I couldn't find that." Works on digital documents today.
AI that suggests, people who decide
AI reads each request, suggests a category and priority, and explains why. People confirm anything that matters. Porchlight does not issue fines or notices on its own.
A portal homeowners will use
Homeowners send a request, add photos and messages, and see where it stands, including the board's decision and the reason given.
The right people see the right things
Staff and board members reach only the communities they are assigned to, and homeowners see only their own requests. Automated tests check these limits on every change.

Porchlight is software, not a law firm. For legal questions it points you to your association's attorney.

No fines, liens or violation notices are issued without a person approving them.
